Foundation: 10+ years as a Maintenance Engineer and Supervisor. I understand how buildings actually function, and fail.
Technical Education: Studied Building Surveying (BSc Hons). This transitioned me from "the tools" to surveying.

Digital Mastery: Completed an MSc in BIM (Building Information Modelling). I obtained a good understanding the ISO19650 standards and focused on retrospective BIM.
ISO Expert: Self-employed ISO 19650 Consultant. I’ve helped firms implement international standards for storing and managing information over the life cycle of their building.
Fire Industry Specialist: The last 2 years spent on site working in fire safety. I’ve managed and surveyed passive fire protection projects, including fire doors, compartmentation (fire stopping), and digital evacuation floor plans.

1. Is a CDE (Common Data Environment) a legal requirement?
The Short Answer: Yes. The Detail: While the Building Safety Act doesn’t name specific software, it mandates that the Golden Thread of information for High-Risk Buildings (HRBs) must be stored digitally, securely, and in a format that is easily accessible and searchable. A messy folder of unorganized PDFs or a personal email inbox does not meet the legal standard of a "single source of truth." 2. What exactly is a Gap Analysis?
